1. Start with an honest appraisal

A proper appraisal is built on evidence: recent comparable sales around your home, current competing listings, and buyer activity in your suburb right now. Be wary of the agent who quotes the highest number to win your business. Overpriced homes go stale on the market, and stale homes sell for less.

2. Prepare the property

Buyers pay for homes they can imagine living in. Declutter, attend to small maintenance, refresh paint where it’s tired, and present gardens at their best. We’ll walk through your home and tell you which jobs will return more than they cost, and which to skip.

3. Choose your method of sale

In Perth, most homes sell by private treaty (fixed price or price range), with auctions and set-date sales suited to particular properties and markets. Each has trade-offs in certainty, competition and timing. Your agent should recommend one and explain why, not hand you a brochure.

4. Marketing that earns attention

Professional photography, considered copy, the major portals, signboards and our buyer database: marketing’s job is to get the right buyers through the door in the critical first two weeks. That launch window is when your home gets maximum attention; we plan it deliberately.

5. Offers and negotiation

Every offer is presented to you with our honest read on the buyer’s position and conditions: finance, subject-to-sale, settlement terms. The highest price isn’t always the strongest offer. Negotiation is where an experienced agent earns their fee many times over.

6. Under offer to settlement

Once contracts are signed, the buyer completes their conditions (finance approval, building and pest inspections), and your settlement agent handles the legal transfer. We stay across every milestone and keep you informed through to the day the keys change hands.
